Commercial
Frontage, depth, footfall, parking and the passage in front — what actually decides whether a shop performs.
6 min read
A shop is bought on its street before it is bought on its floor area. Frontage width and visibility from the road decide how many people notice you exist.
Depth matters next. A deep unit gives you storage and a back-of-house without renting a second address; at The Crest each shop is 34'2" deep.
Then parking. Retail without somewhere to stop loses the passing customer. The Crest provides parking in the basement, on the ground floor and in the front open space.
Check the passage in front — on the commercial schedule it is part of how super built-up area is calculated, and it is also the space your customer stands in.
Finally, think about neighbours. Twenty shops on a floor form a small high street; a good tenant mix lifts every unit in it.
