A home is chosen for how it feels. An investment is chosen for how it performs. The two shortlists rarely look the same.

If you are buying to live, weight light, layout, floor level and the quality of the shared spaces you will use every day.

If you are buying to let, weight the rental catchment, the size that rents fastest in your micro-market, and the ease of parking for a tenant.

If you are buying to hold, weight the address, the road frontage and the direction the surrounding area is building in.

A mixed-use address like The Crest allows either route — a 3 BHK to live in, or a shop on the main road held for yield.
